If you are currently experiencing a maintenance emergency you must call your leasing office phone number. Please utilize the Leasing Office Directory above to ensure you are contacting the correct leasing office. When reporting an emergency, select option 3 to leave a message and one of our maintenance technicians will return your call as soon as possible. Our maintenance technicians are only authorized to respond to the following maintenance emergencies:
- Flooding or leaking where property damage is possible
- Broken windows/locks (we do not provide a lock out service) tenants must call a locksmith at their own expense
- Plumbing or sewage back-up tenants must try to plunge first – Do not use Draino
- No heat (when below 55 degrees outside)
- No air conditioning (only if it is a documented medical emergency)
- Refrigerator out (Friday-Sunday)
- Electrical sparks or outage (if all electric is out, tenant must contact Duke first)
- Severe gas odor
- Common area smoke detector not working and/or beeping
Do not enter an emergency work order using your resident portal. Emergency work orders entered online via your resident portal will not be seen until the following business day. You must call in all emergency work orders.
For your convenience, we offer many ways to make a payment 24 hours a day. The following forms of payment are accepted:
ACH Set up one-time or recurring payments at no additional cost to you when you transfer funds directly from your bank account.
Credit or Debit Card Make a payment online using a credit or debit card. Please know there is an additional 2.75% fee for each transaction.
Check, Money Order or Certified Funds Personal check, money order or certified funds may be submitted to your leasing office 24 hours a day using the rent drop box located at your assigned leasing office. You may also submit payment during our regular business hours. Only certified funds will be accepted after the 5th of each month.
Cash is not accepted.
Reminders: Rent is due on the 1st of each month and late on the 2nd. Late fees are applied on the 6th of each month to all accounts with a balance. Partial payments are not accepted and will be returned to you. Additional late fees may apply.

Residents are responsible for all utilities in their home. Each home is different, so please reference your lease agreement utility addendum to determine how your utilities must be paid. If you are responsible for having utilities on in your name you must do so prior to receiving keys to your new home.

If utilities are not turned on in your name, when required, you may be subject to additional fees.
Residents are required to provide a written notice to vacate the premises at least 60 days prior to the expiration of the lease agreement. Verbal notification to move out will not be accepted. Each lessee must submit their notice in writing. Any notice submitted that excludes a lessee will not be accepted. Please submit your completed and signed Notice-to-Vacate form to the leasing office listed on your lease agreement or email it to email@example.com. As a reminder, all keys and passes must be submitted to your leasing office on the day you relinquish possession. Please refer to your lease agreement for further details. In effort to pre-lease your home we may tour your apartment to prospective tenants prior to you vacating the home. You will be notified at least 24 hours in advance should we schedule a tour of your apartment.
If you are interested in securing a parking location, leased parking spots are available at select properties. The type of parking may vary. Should you choose to lease a parking spot you will need to sign a Parking Addendum and pay the associated fees. Please contact your leasing office for availability and pricing.
Residents are permitted to have up to two pets per home. There are no breed or size restrictions for cats or dogs, however all pets require a pet privilege agreement. Each pet is subject to a $250 non-refundable pet fee in addition to $25 per month per pet. Please contact your leasing office for further details. Not all pets are permitted. Other restrictions may apply.
Lessees’ may be added as long as they are approved per our applicant approval guidelines. A resident may be removed if the remaining resident(s) qualify on their own. Anyone living in the home is required to be listed on the lease agreement as a lessee or occupant. Residents wishing to add or remove a lessee must sign a release form provided by your leasing office. Please contact your leasing office for further information.
